Plum Grove Roof Replacement

This restoration project was initiated with an in-depth survey and investigation to the cause of a variety of symptoms throughout the building.

This project involved a great deal of building science detective work to identify the most likely issues and suggest measured, methodical interventions to help provide economical solutions.

A visual survey showed several areas of efflorescing plaster, paint failure, and degraded timber windowsills. A thorough investigation including a blower door infiltration test determined the cause of degradation to be direct bulk water infiltration at damaged exterior locations along with general moisture infiltration at chimneys, and exterior doors.

Remedies included the replacement of rooted exterior windowsills, new weather stripping at doors, attic scuttle and basement bilco door and installation of removable chimney air sealing appliances. Interior plaster was repaired and repainted and sealant was installed around window casing that showed evidence of air infiltration. Bulk water management was improved by select repointing replacement of gutters and redirection of roof drain leaders to carry water away from the building. In the fall of 2022, the cedar shake roof was replaced in its entirety as a follow up to the earlier restoration and repairs performed on the house.
