Plum Grove Historic House Restorations and Repairs

Interior plaster deterioration and exterior material degradation repairs.

The project was introduced as a series of symptoms with the initial design devoted to an in depth survey and investigation to cause. A visual survey showed several areas of efflorescing plaster and paint failure along with degraded timber exterior window sills. A thorough investigation was undertaken including blower door infiltration testing to determine the cause of the degradation. The ultimate culprit was determined to be direct bulk water infiltration at degraded exterior locations along with general moisture infiltration at chimneys, exterior doors and the basement bilco door. A report and itemized list of priorities guided the final project which included replacement of rotted exterior window sills, new weather stripping at doors, attic scuttle and basement bilco door and installation of removable chimney air sealing appliances. Interior plaster was repaired and repainted and sealant was installed around window casing that showed evidence of air infiltration. Miscellaneous repairs included select repointing, replacement of gutters and redirection of roof drain leaders to carry water away from the building.

The project was a pleasure and challenge as it involved a great deal of building science detective work to identify the most likely issues and suggest measured, methodical interventions to help provide economical solutions. The report contains recommendations for escalating levels of repairs and complexity following a “wait and see” period should the issues reappear of persist. After 2 years, the minor interventions (less than $30,000) appear to be working well.
